Plenty of shops replace by default because the ticket is bigger. Here is the actual line we use.
Usually worth repairing
Under about eight years old, a failed thermostat, heating element, thermocouple or T&P valve. These are parts, not a new appliance.
Usually worth replacing
Ten-plus years, rusty hot water, or a leak at the tank seam. A leaking tank cannot be repaired — that is the tank itself failing.
The gray zone
Eight to ten years with a repairable fault. We tell you the repair cost and the replacement cost and let you decide.

Why it matters
What hard water does to a heater here
Sediment is the real enemy
Ellis County water is hard. Minerals settle to the bottom of the tank and the burner has to heat through them — which is what the rumbling sound is.
It shortens the life
A tank that could last twelve years often quits around eight without flushing. A yearly flush is the cheapest maintenance in the house.
And raises your bill
Heating through a layer of sediment costs more gas or electricity for the same hot water.
Anodes matter
The sacrificial anode rod protects the tank lining. Replacing a rod at year six can add years to the heater.
Tankless
Worth it in Hays?
Sometimes. It depends on hard water more than on the marketing.
Tankless units give you endless hot water and take up less space, and they can last longer than a tank. But they are more sensitive to scale, which means our water makes descaling maintenance non-optional rather than nice-to-have. If you will keep up with annual service, tankless is a good long-term buy. If you are the kind of household that forgets, a well-maintained tank is the more honest recommendation. We will say which we think fits.
